Development Accounting Manager

My client is looking for an experienced accounting professional to lead the Development Accounting function for a multi-entity portfolio. Key areas of focus include: CAPEX project tracking, GAAP accounting and monthly close, debt management and compliance reporting, treasury, cash flow forecasting, and budgeting. To succeed in this role, you will be a driven team player who can effectively collaborate with Property Accounting, Accounts Payable, and Accounts Receivable teams to produce timely and accurate financial statements, reports, and analyses.

Description of Responsibilities

  • Lead the company's monthly corporate accounting and internal/external reporting functions.
  • Collaborate with project managers, finance teams, and department heads to track and monitor CAPEX projects across multiple hospital entities, maintaining a comprehensive database of all projects, budgets, and financial metrics.
  • Monitor financial spend for each CAPEX project, ensuring expenditures align with approved budgets. Regularly review and reconcile financial data to accounting records, addressing discrepancies as needed.
  • Ensure timely capitalization of all eligible CAPEX expenditures in compliance with accounting standards, coordinating with staff to report capital assets accurately.
  • Prepare and present regular financial status reports on CAPEX projects to senior management, analyzing variances and offering recommendations for financial performance and project efficiency improvements. Prepare fixed assets roll forward and reconciliation to GL.
  • Oversee the closing process for completed CAPEX projects, finalizing transactions, updating asset registers, and conducting post-project evaluations.
  • Maintain financial records and documentation for CAPEX projects in compliance with regulations. Assist with audits related to fixed assets and capital projects.
  • Identify and implement process improvements for enhanced efficiency and accuracy in CAPEX project tracking and accounting.
  • Manage debt activity, including maintaining debt/interest roll forwards, scheduling payments, and preparing/monitoring construction loan draws.
  • Ensure accurate annual financial close and coordinate multiple annual financial statement audits.
  • Prepare consolidated financial statements, quarterly debt compliance certifications, and other reporting obligations.
  • Oversee the preparation and distribution of periodic financial reports and analyses to management, ownership, and business partners.
  • Document real estate transactions, financing activities, acquisitions/dispositions, and possess strong knowledge of the new leasing standard (ASC 842).
  • Participate in the annual budget process, providing supporting schedules for payroll, interest, and intercompany agreements.
  • Handle Fixed Asset Accounting, corporate entity accounting, and CAM reconciliations.
  • Provide leadership and oversight to accounting team members.
  • Maintain and enhance internal control policies and procedures.
  • Provide ad-hoc analytical support and participate in assigned projects.
  • Communicate regularly with management and business unit members.
  • Support the VP of Accounting effectively.


Position Requirements and Desired Skills

  • Bachelor's degree in Accounting; CPA designation required
  • Minimum of 7+ years of progressive accounting experience in real estate; Big Four and public company and/or data center experience preferred
  • Strong analytical, critical thinking, problem-solving, and organizational skills
  • Excellent communication skills, capable of articulating complex analyses and solutions confidently
  • Detail-oriented, solution-driven mindset
  • Experience working independently and collaboratively, managing priorities and meeting deadlines
  • Ability to work cross-functionally
  • Proficient in Microsoft Office Suite, especially advanced Excel skills
  • Excellent interpersonal skills
