About the Role



As Commercial Manager, you'll take ownership of the procurement and commercial aspects of major data centre projects, developing strategies to mitigate risk and protect profit margins. Working closely with project teams, you'll identify opportunities through value engineering, programme logic and procurement decisions to enhance project profitability. You'll also be responsible for managing cash flow, cost-to-complete forecasting, and ensuring accurate, timely commercial reporting to meet finance deadlines.



Key Responsibilities




  • Lead all commercial and contractual elements throughout the tendering process

  • Review scope, interfaces, contract terms and employer requirements prior to tender submission

  • Prepare and submit approval documentation including Request for Approval and Contract Approval Forms

  • Monitor design performance of consultants and contractors, identifying early warning indicators

  • Support accurate and timely reporting of cost, programme and operational metrics

  • Evaluate and price risks across technical, contractual and commercial dimensions

  • Refine procurement strategy post-award to optimise contracting outcomes

  • Maintain strict control of project budgets to maximise profitability

  • Contribute to contractor and consultant selection and performance evaluation

Key Requirements




  • Advanced knowledge of Quantity Surveying principles, cost planning and commercial management

  • Strong understanding of contract law, procurement frameworks and industry regulations

  • Proven ability to build collaborative relationships with clients, consultants and contractors

  • Skilled in stakeholder engagement across diverse cultural and organisational contexts

  • Expertise in identifying process inefficiencies and implementing best-practice solutions

  • Exceptional accuracy in cost analysis, contract review and compliance checks

  • Ability to manage competing demands across multiple projects simultaneously
